General terms and conditions
1 – GENERAL
These General Terms and travel regulations are a component part of the Agreement, between Company LORD RAGUSA LTD, Mohovo 16, 20 000 Dubrovnik, ID code: HR-AB-20-060347612 (hereinafter: the Agency) and the travel contractor (hereinafter: the Traveler). We act as a mediator between the guest and the property owner. Through our website www.dubrovnikholidayvillas.com we provide accommodation and other services according to the information listed for each property and service on this website.
By making the reservation for one or more accommodation units or services from the Agency's program, the Guest enters a legal relationship with the Agency and confirms to accept the General Terms and Conditions (in the text: Terms and Conditions). These are the basis for resolving any possible disputes between the Guest and the Agency. The Guest is advised to carefully read Terms and Conditions before the advance payment of deposit amount or full service amount.
2–BOOKING & FORMATION OF CONTRACT
2.1 Please contact us before you book to ensure that the property that you have chosen is available on the dates you want. You can make an online inquiry through our contact form or by sending us an email inquiry directly to our email address: info@dubrovnikholidayvillas.com
To book, please send us a completed and signed booking form, along with the deposit payment within 5 days of receipt of confirmation of availability.
2.2 You are responsible for payment of the price of the accommodation and the compliance of members of the party stated on the Booking Form with any of these conditions dealing with occupancy of the property.
2.3 Bookings cannot be accepted from people under 18 years of age at the time of booking.
3 – PAYMENT
3.1 Bookings and reservations will only be accepted by the Agency upon receipt of a 40% of the total rental (unless otherwise stated). The higher deposit may be required where additional terms have been imposed on us by the property owner. You will be notified of any unusual deposit conditions prior to confirmation by us of your booking.
3.2 The balance must be paid not later than 6 weeks before the commencement of the holiday. Failure to pay the balance at this time will constitute cancellation by you. Receipts and directions to the property will be sent on receipt of the balance. Some properties may have different arrangements for payment of the balance which will be explained at the time of booking.
3.3 If you are booking less than 6 weeks before departure, the full rental is payable on sending the Booking form to the Company (unless otherwise stated.)
3.4 The initial deposit and the remaining balance can be made by one of the following methods :
- Bank Transfer Payment can be credited directly to our bank account in Croatia. If payment is made by bank transfer the Agency will cover its own bank charges but the hirer should ensure that the sending bank‘s charges are charged to his/her own account.
-Credit Card Payment (MasterCard, Visa, Maestro) managed by Stripe, which ensures the highest protection of your data. Should you wish to pay by this method please note that there will be a credit card charge of 2.5% of the total payment amount added to the total booking value.
4 – THE PRICE
Prices are in Euros and the rental period is weekly, unless otherwise stated. Usually the minimum let is one week. The price includes the basic service (holiday villa rental, boat rental, trip organization, etc.) as it is described on the internet page.If the rate is altered before the advanced payment is made, Lord Ragusa Ltd. is required to let the guest know about the altered rate.
5 – SECURITY DEPOSIT
5.1 A security deposit is required to cover the cost of any damages or breakages. The deposit will be collected on your From at the villa and is usually € 300 – € 2000 per villa, but it varies from one villa to other. Please ensure you have this amount of money ready when you arrive otherwise enter into the property may be delayed until the deposit is produced.
5.2 The deposit is usually refunded at the end of your stay subject to an inspection of the villa for damage. In some instances, delays of up to 4 weeks in returning the deposit are caused due to awaiting utility bills or proof of damage, due to bank credit card free authorization. No calls will be made to the owner to speed up the receipt of bills until 4 weeks after the return date.
6 –CANCELLATION
6.1 If you wish to cancel your booking you may do so either by writing to us, e-mail us at www.dubrovnikholidayvillas.com.
All Cancellations will take effect from the date received by Lord Ragusa Ltd. In all cases, a cancellation will only be accepted by the party leader. If you do cancel, 40% of total amount (deposit payment) is non-refundable in any situation, and 6 weeks before arrival other 60% payment is non-refundable, too, when paid inside 42-or fewer days.
6.2 Cancellation charges are calculated as a percentage of the total villa cost. Depending on the reason for your cancellation, you may be able to reclaim these cancellation charges (less any applicable excess) under the terms of your insurance policy. Claims must be made directly to the insurance company concerned.
6.3 This policy directly reflects the Owners' individual policies, and you should therefore take out suitable travel insurance to cover the risks that may lead to such an eventuality.
7–CHANGES AND CANCELLATIONS BY US
In the unlikely event that alterations and cancellations have to be instigated by us, we will inform you as soon as possible and if requested we will try to arrange alternative accommodation of a similar type, standard, and location.
8–INSURANCE
Lord Ragusa Ltd. does not provide any insurance cover. It is strongly recommended that you purchase a personal travel insurance for you and all other members of your group. It is your responsibility to assure that the insurance you purchase is suitable for your specific requirements. It is also recommended that you purchase an insurance that will cover possible booking cancellation. Travel insurance remains the sole responsibility of the guest.
9 –MEDICAL CONDITIONS AND HEALTH INSURANCE

If you have a certain medical condition that is causing you travel problems or difficulties, and you are considering travel, we advise you to consult your doctor before traveling. This is especially true if your health condition requires daily routine care, emergency care or it is a high-risk pregnancy. As passengers, you are solely responsible for any risks, incidents or consequences incurred during your stay at the villa, which are related to your health or otherwise aggravated physical condition. Lord Ragusa Ltd. is not obliged to provide you, or the passengers accompanying you, with health insurance during your stay in the villa.
10 – ARRIVAL AND DEPARTURE
Guests are expected to arrive after 16.00 pm Croatian time and to depart by 10.00 am. There may be slight variations to these times +/- one hour – you will be advised of the correct Arrival/Departure times for your property on your travel documentation.
If your Arrival is outside these times, you have to inform us in the written form about this, as soon as you can, or if any unpredictable situation occurs, you have contact your contact person that is waiting for you as soon as possible.
If you are arriving after 23.00 pm, you have to ask for our permission for this kind of late arrival in some cases, late arrivals may be charged extra.
11 – TRAVEL
The party leader is responsible for the parties taking with them correct travel documentation (passports and visas, driving licenses, vehicle registration, green card, motor insurance etc).
It is very important that you secure your travel (e.g. flights) arrangements at the same time as booking a villa as Lord Ragusa Ltd. cannot be held responsible for problems arising as a result of non-confirmation of your travel arrangements.
12 – YOUR RESPONSIBILITIES
You must keep the property and all furniture, fittings, effects, facilities, equipment and grounds in the same state of repair and condition as at the commencement of your holiday, and in the same state of cleanliness and general order in which it was found. You will be responsible for any breakages, loss or damage to the property. Once again we strongly recommend adequate insurance cover to be made by yourselves and all party members. The property owner reserves the right to make deductions from the security deposit for any extra cleaning over the number of hours committed to till cleaning and to claim compensation for costs over and above the sum of the security deposit.
13 – COMERCIAL USE AND SOCIAL EVENTS
Use of the villa for commercial purposes is expressly forbidden unless agreed upon prior booking in wich case additional terms and conditions and/ or insurance may apply. If you are intending to organize a private function ( e.gparty,wedding, cocktail party) at the property you must seek prior permission.
15 – NOTE
Paying the deposit or payment in full signature that the Traveler fully accepts the Terms and conditions. The Agency Lord Ragusa Ltd. is committed to protect all personal data of their customers. All user information are strictly confidential and available only where such information are necessary for job performance. All property managers and Villa owners are responsible for compliance with privacy principles.
